Cordia has been present at the Malaga Real Estate Forum organized by La Opinión de Málaga. Is it necessary for professionals in the sector to take their time to reflect on the challenges, needs and future of the Malaga real estate market in the coming years?

Of course it is. It always is. The real estate sector has as one of its main objectives to satisfy the housing needs of the territories, adapting to its physiognomy, its orographic characteristics, as well as to the peculiarities, personal needs and demands of its residents. That is its primary objective, although our sector also offers and develops commercial solutions, hotels, social facilities, second homes, etc… In both cases, it is necessary, unavoidable and advisable to stop and think about the territory where you are going to build, especially in a province like Malaga.

Why do you make this distinction with respect to Malaga?

Because Malaga is a province in full growth and expansion. There are many eyes turned towards this province, not only nationally but also internationally, because of the enormous opportunities it offers as an investment forum, and there are also many who see in the Costa del Sol a magnificent place not only to visit and do tourism, but also to live and work. But the arrival of all these new people must be foreseen and managed effectively, because resources are finite. We must remember that, according to data from the National Institute of Statistics (INE), the province of Malaga will exceed two million inhabitants in the year 2031, so it will surpass Seville in population. In other words, in seven years, Malaga will have 2.018 million inhabitants compared to the 2.014 million expected for Seville. All this means that in less than a decade the population of Malaga will grow by almost 14% from the current 1.77 million.

Cordia is an expert in sustainable building and efficient resource management. In fact, they have just received an important international recognition for this reason. Isn’t that right?

That’s right. At Cordia, and as part of the Futureal group, we prioritize the UN Sustainable Development Goals in all our departments and group developments. Specifically, our residential project Jade Tower developed in Fuengirola, has received the international award ‘Luxury Lifestyle Awards 2024’ in the category ‘Best Luxury Sustainable Apartment Living in Costa del Sol’, the highest international recognition in the field of sustainability and luxury. The jury especially valued the fact that this residential complex of 116 luxury apartments and penthouses is a pioneering project in the sector and meets the highest quality standards. In addition, Futureal’s dedication to sustainability can also be seen in other notable projects, such as our latest Marina City project in Budapest, which is designed to adhere to the highest environmental standards, promoting green living and energy efficiency in line with Futureal’s sustainability framework.

So, is the ‘eco-luxury’ concept viable, and is it possible to build a residential complex with excellent qualities and a plethora of amenities without extraordinary energy and resource consumption?

Of course it is. And I would go further. It is not a matter of not wasting more energy and resources than in the usual developments, but of consuming less. In fact, Jade Tower has been built under the Breeam seal, a method of evaluation and certification for more sustainable construction in the design, execution and maintenance phases, and is energy B certified. This guarantees, among other things, that energy consumption will be reduced by up to 70% and water consumption by up to 40%, compared to conventional buildings.

The population is increasingly concerned about the care and respect for the environment and with this response their environmental demands would be met, but they also show a greater concern for health and well-being and for improving their quality of life. What do Cordia’s developments contribute in this regard?

This improvement of the quality of life and of building homes, and not just houses, is a hallmark of Cordia. In fact, Jade Tower residents have, for example, a special application that will allow them to reserve an electric vehicle for their private use and many other services such as cleaning, private chef, babysitting, laundry etc… In addition, the complex has a shared work or coworking space; a Gastro-bar; an area that includes a spa with Turkish bath, jacuzzi, whirlpool, two swimming pools, one indoor and one outdoor and a fully equipped gym, plus an acoustically isolated cinema room, with a large screen and surround sound. In this way, residents do not need to travel outside the home to access these services, which not only improves their well-being, but also contributes to the preservation of the planet by reducing the carbon footprint and the use of polluting vehicles. As if this were not enough, from this APP, residents can control from their mobile device the lighting, air conditioning, raising and lowering of blinds, opening of doors and video intercom service of their home.

Cordia is one of the largest residential real estate development and investment groups in Europe, with a considerable presence in the middle and upper-middle segments of the sales market in Hungary, Poland, Romania and the United Kingdom. Is this development in Fuengirola, Jade Tower, the only real estate venture that Cordia is going to develop on the Costa del Sol?

No. The company plans to develop other real estate projects in Marbella and Mijas in the near future, following the same standards of quality, energy efficiency and respect for the environment as those followed in the construction of Jade Tower. Specifically, our next development in Mijas is scheduled to begin shortly and we are confident that it will be as well received as Jade Tower in Fuengirola, which began to receive its first tenants in June.
